We are seeing a strong uptick in developer sales in the region. Not only does DelWebb/Pulte continue to grow Sun City Hilton Head but several more national and local builders are buying up parcels in communities that had languished for more than three years.
Village Park Homes
This local builder has just recently had an upsurge in construction in its flagship Bluffton community Lawton Station as well as their New Riverside located community Alston Park. Soon to break ground for another phase in Alston Park, Village Park Homes will soon finalize plans and begin to build in Southern Oaks located farther up the road on New Riverside Parkway. This community has many vacant lots though being in a great location close to the new Pritchardville Elementary School. Also, to be added to the Village Park repertoire is Midpoint, another modestly priced community in the same area.
K Hovnanian
This national builder has just posted signs in Shell Hall off Buckwalter Parkway. The community is an urban styled development and has languished for several years with 3 changes in developers. With its beautiful community center and pool, this is surely welcome news for residents who have stuck out the hard times of weeds and unkempt tennis courts. With the opportunity of building on over 175 homesites, the sound of hammers will most likely be fairly loud.
D.R. Horton
This national builder has returned to the Heritage at New Riverside community off of Highway 170 on the way to Savannah. With some of the same models that they are currently building at Mill Creek at Cypress Ridge, D.R. Horton will be filling in the Heritage community with affordable homes in a very pretty setting and give workers another option if they are are employed either in Savannah, Beaufort, Bluffton, or Hilton Head.
Landmark 24
These builders are out of Savannah, GA and have again picked up the pace of construction in the Palmetto Pointe. The homes here are competing with other communities in the pricepoint of low $200's to mid $200's. The hope for the homeowners is that the increased building here will finally bring construction of an amenity center. With direct access to the Pritchardville Elementary School, this is a wonderful walkable community.
In addition to the larger and national builders, construction in general is coming back to the area. Building permits are up in the Town of Bluffton particularly and the time frame to receive approval is beginning to stretch beyond 6 weeks; frustrating for a new homeowner but encouraging for construction.
