Charlotte's Ballantyne Area Home Sales Continue Upward Trend In July 2013
July 2013 proved to be a good month for Charlotte's Ballantyne area home sales with positive trends all around.
Ballantyne's closed sales were up a whopping 84% over July 2012, with 194 homes sold in the month of July 2013.

Ballantyne's pending sales were also up siginifcantly--27.6% over July 2012 numbers.

Ballantyne's percent of list price received also continued to increase--up 2.1%. In other words, on average the discount buyers are getting is only about 2.7%.

Ballantyne's days on market dropped significantly in July 2013 to 93 days on average (list to close). This is almost a 25% decrease in time on market versus just one year ago. And it's another reason why there's not much negotiating on aksing price. Homes are selling and they are selling quickly. There's no incentive for sellers to negotiate a lot.

Ballantyne's average home sale prices in July 2013 also moved upwards by some 8.3% to over $300,000.

Ballantyne's months supply of homes dropped to 2.2 months in July 2013 (a 50+% decrease from July 2012)--another reason why there's so little negotiating on homes, why they are selling quickly, and why prices have moved up. There's just very little inventory. And compare the 2.2 months of inventory to 9.7 months just two years ago.

Ballantyne's number of homes for sale in July 2013 dropped by just over 36%, again a contributing factor to the low negotiating index, faster sale time, and months supply of homes.
