Princeville Kauai condo (and house) + short sale update for the week of Aug 18th to Aug 24th

We had no new listings this week in condos or houses and saw three condos and two houses go into escrow leaving us with 63 condos and 36 houses on the market, 4 of which are on Hanalei Plantation Road. When inventory decreases pricing will go up as demand grows. Let’s keep the sales coming. Here is your update for the week just past:

Contingent:

The developer’s Ka’iulani 53, priced at $1.249M has been on the market 480 days and finally went into escrow! Ka’iulani 20 also went into escrow priced at $2.2M. This townhome sold for $1,985,180 in 11/07. Short sale Paniolo 203 took only 6 days to find a buyer while priced at $229K. This upstairs unit last sold for $445K in 7/05.

Sales:

Short sale Puamana 3A finally closed at a price that made it worth waiting for, which is $230K while listed for $249K. This unit sold previously for $640K in 7/06.

Under Contract:

The developer’s Ka’iulani 49 moved to under contract with a list price of $1.195M. We should see it closing shortly.

Temporarily Withdrawn:

Two condos owned by the same person were withdrawn: Hale Honu 9A priced at $413K and Puamana 21B which was listed for $499,500 both came off the market after more than a year. The Hale Honu last sold for $180K in 6/02 while the Puamana unit sold as a leasehold in 4/99 for $70K and converted to fee simple for $35,700 in 7/00.

Price Changes:

Villas on the Prince 19 reduced from $775K to $749K after being purchased for $520K in 6/02. Sealodge H-1 is now $349K, a change from the previous price of $369K. It last sold for $270K in 12/10.

It’s nice to see so much activity this past week. We are just 3 sales shy of the 73 sold last Aug. With 39 listings Island wide currently under contract and another 202 showing as in escrow, it’s not a matter of “if” we’ll surpass that number – but rather -by how much.
