“Buying a Home in AS IS Condition”
"It never hurts to ask" is an important lesson to learn, I am glad that Joe could help to save this deal.
Have a Great Week!
“Buying a Home in AS IS Condition”I received a purchase agreement that indicate the purchase was subject to a home inspection, but was being sold in “as is” condition. The inspection was done and there was a boat load of issues. The client called me telling me that they were going to withdraw from the contract, because of the home inspection. I asked why they weren’t going to make a counter proposal. They told me their Realtor said that wasn’t possible, because the contract. I recommended a totally different strategy. I recommended that they either ask that the property be repaired by the seller or reduce the price by the amount they felt would make sense and to make sure they saw the inspection that was done. They told me that the Realtor wasn’t very happy with them, but would go back to the other agent. After going back and forth a few times, the sellers agreed to do all the repairs, except for a couple of minor things.
The moral, it doesn’t hurt to ask, you may be surprised by the result.image courtesy of digitalart/freedigitalphotos.netJoe Petrowsky, NMLS #6869
