This summer has been filled with situations I had never experienced during the past ten years in real estate:
Several potential real estate buyers asked me to send them listings for specific types of property. In one case since March and the other since early June I sent listings and spoke to them on the phone. We set up specific dates for them to view properties while they were here in Myrtle Beach on vacation. None of that was different because I do that on a daily basis, but what was strange is even though we had been in close contact only days before they were suppose to arrive they failed to show for our appointments. I guess I was spoiled because many of my Realtor friends tell me that has happened to them numerous times primarily because we are dealing with people from other states that try to find real estate and vacation at the same time. Oh well, a call or message would have been nice!
Also this summer some of my buyer clients applied for a mortgage with the same lender and had the same loan officer. Nothing strange about that, but for some reason no one could settle / close on their loan. Since they had excellent credit and put more then 20% down why were closing dates passing us by and numerous contract extentions having to be prepared? It wasn't until the original loan officer left or was fired from the lender that we found out he had never submitted all the paperwork to the underwriters for loan approval. (The majority of lenders have underwriters that secure the money to lend and prepare the loan package for closing.) A new loan officer took over the files and we have been able to close all but one and that mortgage should close within the next few days after waiting 60 days past their original closing date.
