Moderately priced villa availability on Hilton Head Island, SC

People ask me every day whether there is anything available in a moderate price range on Hilton Head Island. Usually my answer is not really. Unfortunately, there are very few places that you can buy in the $100,000 or less price range.

Having just shown two villas over the weekend that fit right into that category, I thought I'd highlight The Spa at Port Royal Sound.

WHAT ARE THE AMENITIES AT THE SPA?

Located at the end of Beach City Road, this gated community has direct frontage on Port Royal Sound as well as a beach. In fact, as I was showing the property, my client mentioned that just the other day she was walking on the beach and witnessed a female loggerhead lumber up on the beach, dig her nest, and lay her eggs. The quiet area of Port Royal Sound is teeming with wildlife. The Spa also has two outdoor pools, tennis courts, and numerous places where you can barbeque.

WHAT ARE THE VILLAS LIKE?

They are 917 square feet and some have a unique lock-off capabiity. With two doors off the hallways rather than one, it is possible to rent one side as a one bedroom without kitchen facilities, and the other as a full one bedroom with kitchen and bath. In general, though they rent both long and short term. Owners use short term rental options on the internet and the buildings that rent the best for that are located closer to the sound and the larger pool. There are six buildings in all and each is 3 stories. There are no elevators, so if you are not fond of stairs, you'll want to focus on units that are labeled with the building as the first number and the second number designates the floor in the building.

WHAT ARE THE PRICES?

The prices at The Spa at Port Royal make this an attractive investment - or second home. The lowest priced villa at the moment is $48,900 and is on the second floor. The highest priced villa is $239,000, has been completely remodeled and is in the building closest to the sound on the top floor.

There are also monthly regime fees associated with The Spa and they are approximately $340/month. Some regimes include homeowners wind/hail/flood insurance but most include pest control, trash pickup, maintenance of the grounds, etc.

There are many considerations when contemplating a purchase of a villa; price being just one. If you're looking for a lower end purchase to get onto Hilton Head Island, potentially have some long or short term rental income, perhaps The Spa at Port Royal Sound would work for you.
