Preserve At Sea Pines in Hudson, FL - A Waterfront Community
The Preserve at Sea Pines is on the Gulf of Mexico and is a community of approximately 76 homes mostly on one street: with a few resale vacant lots still available. The subdivision is in an AE Flood Zone which means that if you purchase with a loan, you will be required to have Flood Insurance. Only half the homes are located on the water side of the communitybut all will require flood insurance.

The homes are mainly two or three story homes with the first story being uninsurable and used as garages and storage space. Most homes run from 1,600 square feet up and were custom built.

3 Homes sold in the Preserve at Sea Pines from Jan 1, 2012; a short-sale of $100,000 up to $280,000 on the water with it’s own dock and 1,996 sq. feet. Another sold home for $250,000 had it’s own 10,000 lb boat lift and dock.
There is currently one pending sale in the Preserve at Sea Pines: a bank-owned home with three stories and 2,285 square feet of living area. The first floor is not countedbecause it is uninsurable garage and storage space.
3 Homes are currently active in the Preserve at Sea Pines; ranging in price from $259,900 to $315,000. None of the 3 are located on the water side but are located on the preserve area.
The HOA is approximately $100 per year to defray the cost of maintaining the community boat ramp.
