Pasadena CA - Lower Hastings Ranch Homes for Sale
The Hastings Ranch neighborhood in East Pasadena consists of Lower Hastings Ranch, Upper Hastings Ranch and Hastings Heights. This report showcases activity of Lower Hastings Ranch homes for sale as well as year-to-date(through August 27, 2013 according to our local multiple listing service - MLS) closed sales. For comparison purposes the report also includes sales for entire year 2012.
Lower Hastings Ranch covers the area south of Sierra Madre Boulevard, West of Michillinda Avenue and north of the Hastings Ranch shopping area and west of Sierra Madre Villa Avenue. It does not include the Estates Pasadena development.
Building in the area began in the late 1940s with the majority of homes constructed in the 1950s. Lower Hastings Ranch has impressive, wide lots on pretty tree-lined streets. More custom than Upper Hastings Ranch, the neighborhood is primarily single level.
There are some condos and apartments built in the mid- 1950s and 1960s plus a smaller development in the late 1990s at the southern portion of the neighborhood - this report is for single family homes only.
With its location at the eastern border of Pasadena adjacent, Lower Hastings Ranch is within easy access to a variety of venues for shopping(three shopping centers), dining, education, culture and recreation. It’s located close to the Foothill(210) Freeway as well as the Gold Line light rail station at Sierra Madre Villa. The Farmer’s Market at Pasadena High School and Victory Park is a popular weekly Saturday morning/early afternoon event.
There is currently one home in Lower Hastings Ranch for sale(according to our local multiple listing service - MLS) on Fairmeade Road with approximately 2206 square feet, three bedrooms, three baths on a lot about one quarter acre. It is priced at $999,000.
There are three homes in escrow where the last list price ranged from $699,000 to $959,000.
Through August 27, 2013 there have been seven closed transactions(according to MLS statistics). The sales ranged in price from $515,000(a fixer) to $1,130,000. The average sales price year-to-date has been $827,286(median $905,000). It should be noted that the fixer at the low range of the closed transactions so far in 2013, sold in February 2013 at $515,000 was flipped and sold in July for $705,000. Homes have sold at 99.01% of the last list price. Four of the seven sales were at or above the last list price.
For the entire year 2012(according to MLS statistics) there were ten sales ranging in closed price from $509,000 to $735,900 with an average sales price of $735,900(median $735,900). My estimate for the number of homes in the neighborhood is approximately 250 to 300.
