Where is the "front" of the house on Lake Sinclair?

Yesterday when I posted a sneak peek of listing I had a comment about what the front of the house faced.  Well in 9 out 10 cases (maybe more) the "front" of the house is NOT what you see when you drive up the driveway.  And when MLS's "insist" on the view from the street sometimes it's just NOT what you want the main photo to see.  Our local MLS however understands the nature of the beast and doesn't require the street view to be the main photo.

This is the street view of our newest listing.  And while it's not awful to pull up to down the driveway it's still not the "best side" to attract buyers.

This on the other hand... is what you see if you boat by the house from the lake.  And it's the porch where you sit out and enjoy the view of the lake and watch the otters swim and the fish jump.  It's a great place to have your morning coffee and read the paper.  This is what makes buyers want to come and take look... So yes, it's the "front" door facing away from the street.

Real estate is regional and some folks might think that's backwards, but it works for us.

Good thinking Tammy-I would want the second photo as my main photo and actually thought it was the front. What a spectacular place to sit and view the water. After all that is what lakefront is all about the beautiful view of the water. The first photo looks like the back to me.

You are such a good agent, knowing what the rules are!  This is a good example of how they don't always work!  I think our MLS requires the first photo to be of the exterior, might be the exterior front, but I don't think it's a street view requirement.  And you're so right -- the lovely back porch to sit and watch the fish jump!!

Tammy, I see why you want the back of the house as the front. I have a waterfront like that, but we don't have any set rules.

What an inviting porch to enjoy the waterfront view!  Makes a great main picture for sure!  Luckily our MLS also lets us use an exterior main shot or even the view from the property as the main pic.

Our MLS has the same rule and there have been times I wanted to break it, but they will fine you pretty severly if you do!  This was a great post showing the differences at times, I hope you sell this home very quickly, it's very charming (even the back!).
