Don't Tear Someone Down to Build Yourself Up.
I really shut down when this happens and it happened again this morning. A landscape vendor saw my sign in front of one of my listings. He calls and says he drove by and saw that the yard looked bad and whoever had cut it did a really poor job. He said he could do a whole lot better and wondered if I would hire him. In this case I don't do the hiring anyway because the seller is doing the yard himself and no I won't hire you either.
Pretty much what I heard was what a bad and poor job someone else had done. His being critical put me on the defensive and not receptive to hear his proposal. And I am not likely to pass his name on to the owner with the negative approach I heard.
Many real estate agents and sales people do this when they are trying to get new business. Instead of talking about their services or their skills that take a few hits at the poor job someone else did before them. This in an ineffective way to get business.
If you want to sell me something or convince me to use your services then tell me what you can do for me. Tell me how it is going to benefit me. Tell me about your skills and experience. But don't tell me someone else did a crappy job and then expect me to listen or respect you.
