If you've been following the local real estate market in Atlanta, you know that it has been a tough summer in Atlanta for home buyers. Its not been easy for agents either. Its been a constant game of trying to stay ahead of other agents and buyers looking for the same properties as you and me. Supply has been driven down by a number of factors and it may be a while until this trend changes signifcantly. This is what happens when years of demand building up finally comes to the surface!

 

Let's first look at this from the buyers side. With interest rates hanging out around the low 3% range this spring, there wasn't a better arguement to start looking for a home. Fear that rates could spike at any point also factors heavily. I sense that people felt that the low prices we were seeing couldn't go on forever either. From a seller's perspective, as foreclosures and short sales continued to become less prevelant, there was less and less coming on the market than the last few years. Many people whom were forced to sell had already gone through that process too, so now we're left with the profile of a seller that doesn't have to move! Many people are content to stay put right now, so those that do choose to go on the market are in a prime position.

That's what has caused home prices to rise and that's why we are in midst of a supply shortage in the Brookhaven real estate market as well as most of intown Atlanta.
