Cocoanut Bayou is a secluded neighborhood of just 54 home-sites three quarters of an acre or larger nestled under a protective tree canopy and dense with greenery.  Cocoanut Bayou is located on the northern part of Siesta Key bordered by Higel Avenue, Midnight Pass Road and Mangrove Point Road.  Almost all of the home-sites are waterfront looking out onto either South Cocoanut Bayou, Nettie Bayou or Roberts Bay.

Most of the homes in Cocoanut Bayou are upper end estate homes as well as 1950s bungalows dating from the time when the neighborhood was platted and developed by Elbridge S. Boyd.  Mr. Boyd had developed the Sanderling Beach Club in the 1940s and respected the ecology and natural beauty of the property.

Cocoanut Bayou is one of a few neighborhoods to have a private beach with gated access on the Gulf of Mexico.  This 100 feet of shoreline is just across Higel Avenue and includes a barbecue area and a tiki hut!

While Cocoanut Bayou is tucked away in a forest like enclave, it is just a short walk to the restaurants and shops of Siesta Key Village and a few minutes drive to the mainland.  Close by are Morton's Market on Osprey, Westfied Southgate Mall and Sarasota Memorial Hospital as well as the myriad of cultural activities in Sarasota.

There are currently three active listings in Cocoanut Bayou ranging in price from $1.800,000 to $3,299,000 and ranging in square footage from 2,274 to 3,045.   Three homes have sold in the last six months ranging in price from $1,537,500 to $4,875,000 and square footage from 4,000 to 9,452.
