Home Inspection, Electrical issues Artesia New Mexico. Desert Sun Inspections.
When adding electrical so called needs for a home. It's best to leave it up to the pro's to do the job the right way.
In most cases the electricians do it the right way.
At Desert Sun Home Inspections in Carlsbad, New Mexico.
We find a lot of electrical issues that should not exist.
Every family has an "Uncle Bob", This guy thinks he knows how to do most anything in and around the home. But in reality, all he is doing is increasing the possibility of a catastrophic failure.
The sellers want to blame the inspector for calling out these issues. Some call and want me to explain why they are issues.
For this home that used to have a double garage and one side was turned into a workshop.
Electrical modifications were made that did work. But they were far from code and safe.
Here we have electrical lines outside the wall. Not in the middle third of the studs or header plates.
Then you have the issues of double taps and the panel not being secured properly to the wall.
This may look like a good install. But the right side of the panel is not secure. I could have torn the panel out of the wall just by grabbing onto it and pulling. Two loose nails are not enough.
When adding any new electrical. The homes supply needs to meet the extra needs you are wanting to add to the homes incoming supply.
This home and the added electrical in the garage, this has strained the limits of the homes incoming service.
Here we have a limited suppy for the home at 60 amps.
We are looking at a 3,000 SQFT home. Stop adding all this added strain on the elctrical system. Sooner or later it will fail.
Remember.
Always get a professional certified home inspection.
Have a great day every one.
