I will definitely share that blog with you at the end of this blog. But first I want to talk about why you should always get a home inspected before you buy a house?
One good reason why you should always get a home inspection is because the average homebuyer does not have the professional eyes,skill,tools or knowledge to effectively determine the condition of a house prior to purchase. Even experienced real estate investors and especially rehabbers, probably don't have enough of a background to make a decent evaluation to help determine the shape of a house. And home owners who have been living in their house for many years don't fully know some of the problems their house currently have. This is when you buy a house "ALWAYS GET A HOME INSPECTION. Some home buyers think it is ok not to spend an extra $350-$400 purchasing the most sound investment that you will probably make in your life because it is just another fee that I can avoid. It is not just another fee. In fact home inspections will help make or break a deal. Some think that $350-$400 is too much to be spending on a home inspection because it is not in my budget. I hate to say this but if you can't afford to spend $350-$400 on a home inspection to buy a house,you shouldn't be buying a house-PERIOD.
But another good reason why you should always get a home inspection is because a "Home inspection can help save a life. As a Realtor wouldn't you feel good if you discovered during an home inspection,your very knowledgeable licensed home inspector discovered some something(s)that could not potentially cause harm to your client's health but possibly kill them?We real estate agents don't like having a ruined sale-I have had too many caused due to what was discovered during an home inspection. But I would rather be more than happy knowing that I was involved in possibly saving a life than letting my clients purchase something that would end up being either a total money sucking house or a health hazard house. Even brand new homes should be inspected. Just because it looks brand new on the outside doesn't necessarily mean that everything else is properly connected or working properly in the inside.
So whenever you buy a house "ALWAYS GET A HOME INSPECTION" even if you are using a Conventional loan or CASH.
