Your Home’s Value Is Going Up in Smoke

 

If you’re a cigarette smoker and you smoke in your home, then you’re causing your home’s resale value to go up in smoke. A recent study commissioned by Pfizer Canada, a pharmaceutical manufacturer, has found that smoking in your home can reduce its resale value by as much as 20 percent or more.

Third-hand cigarette smoke is that smoke that lingers long after the second-hand smoke has cleared out. It can settle on carpets, drapes, dust, furniture, countertops, and every other area of a room. The tar and nicotine from cigarette smoke will also adhere to walls and ceilings, turning them from white to an ugly brownish-yellow. If you have wallpaper, turn it back a little at the ceiling and you’ll see what I mean.

According to researchers at the Lawrence Berkeley National Laboratory in California, people “can be exposed to third-hand smoke through inhalation, ingestion or skin contact.” Further, they say, third-hand smoke “can damage human cells and is a carcinogen that can affect people’s health.”

"Tobacco-specific nitrosamines, some of the chemical compounds in third-hand smoke, are among the most potent carcinogens there are," according to Lara Gundel, a Berkeley Lab scientist and co-author of the study.

The study also reports that it found third-hand smoke in dust and on surfaces of rooms more than two months after the former home owners had moved out. “Vacuuming, wiping surfaces, and improved ventilation don't do much to reduce this nicotine contamination,” Lawrence Berkeley researchers say.

If you have lingering cigarette smells in your home, you’ll find that prospective homebuyers won’t linger too long in your home and will quickly move on. Almost 90% of real estate agents surveyed say that it’s very difficult to sell a home where the owners smoked indoors.

What can you do to eliminate third-hand cigarette smoke in your home? You can forget about Rug Doctor. And don’t bother calling Stanley Steamer, either. You’ll have to replace the carpets and drapes, and repaint the walls and ceilings. And if you must smoke, consider smoking in the great outdoors.

Thirty plus years ago we cleaned base housing. The one question that was asked by all of the cleaners was do you smoke, the price went up dramatically due to the work that was needed. The walls had to be washed so that they could be properly painted.

Very good information.

As a property manager of over 100 properties i know that units that have been smoked in usually require a full repaint including ceilings.

Units that have not been smoked in take just a few hours of touch up. And a non smoker will NEVER accept a unit that has been smoked in and not repainted.

It is an expensive habit.

Many years ago there was a house in a great neighborhood on the market that just didn't sell. I showed it to so many people over a period of months. Nobody could get past the smell of smoke and the horrible yellowing green paint on the walls. Finally, a young couple saw the potential of the home, buying it at a significantly discounted price. They turned it into the pleasantly smelling showplace it was meant to be.

Lew, there are some easy remedies for removing the smell - however, that does not mean the house should have this smell anyways. Smokers should read this post - and it may save the value of their home.

I had a listing where the owner used to smoke in the garage. It was difficult to sell because as soon as you opened the door from the kitchen to go to the garage it smelled of cigarette smoke.

Lew, good points. It is a big turn off for non smokers when entering a home. 20% is a lot of money to go up in smoke.

I can't stand walking into a home that reeks like an ash tray. Cigarette odor is very stubborn to get rid of especially if it sticks to the walls. Homes have to go through an oxidation process to rid the odor, but not sure how much that costs.

What a great point -- it is also consistent with what I have seen when trying to re-sell a home that shows signs of smoking.  happily it seems to be less common, in these parts, to see evidence of smoking indoors.

Brenda, Joan, Lise, Brian, Sharon, Gita, Michael - Just like cat urine and other pet odors, cigarette smells are difficult to get rid of. Simple cleaning won't help. And potential buyers (and renters) will most certainly walk away.

Ed - Show them this article - maybe your clients will rethink their siutation.

Laura - It's a nasty habit. I've necer taken it up either.

Gerard - You can't scrub cigarette smoke residue away. When you have smokers, then it's time to break out the paint brushes!

Bill - Good for you. My father was a smoker. I could never stand the smell. And as a non-smoker, you can definitely smell it when you walk into a home that has smokers. 

Geri - At least you found someone who can see past the stains and make the house a showcase. But it took a while - just like a fixer-upper.

Richie and Eric - With the price of cigarettes today, I don't know why people keep shelling out the money. But I do know the number of smokers keeps dwindling.

Lew, people who are nonsmokers will immediately notice the odor even if there is no recent new smoke or even if the people smoked "only" on the patio or in the garage.  If it's not a total turnoff to buyers, they will definitely calculate the cost of repainting and replacing carpets and other soft materials in the home!

The smoke smell has become more and more of a turn off in the last few years.  When I take a listing I let the owners know that if they want top dollar for their home, they will have to replace carpet and paint if they want people to stay in it long enough to be able to consider making an offer.

You are so right about that. As a property manager, we don't allow tenants to smoke in our rental properties.  Cigarette smell is very hard to get rid of.  Thanks for the blog.

Silvia and Marnie - Thanks. Non-smokers can definitely sniff out cigarette smoke! Th eonly easy way to get rid of the smell is recarpet and repaint the house. It's a small price to pay, and the sellers should get a return on their investment.
