Home Staging - Is it really worth it?

Yes!  Yes!!  Yes!!!

I hired a stager to stage one of my listings in November of 2006.  This condo was in a beautiful location, but the market was slow and there were 3 other listings in the same building with the same floor plan.  Also, this was a very small two bedroom condo - only 900 sq. ft. - with the fireplace extending way into the living room and taking up a lot of space.

I just came back from the California Association of Realtors convention where I heard Barb Schwartz speak.  Barb is the founder of the Accredited Staging Professionals - www.stagedhomes.com.  She is also a wonderful lady, full of great stories and I was quite inspired!

Being ever a good student, I decided I had nothing to lose.  I scheduled an appointment with my sellers immediately.  I advised them that in this market, we would be better off hiring a professional to help us showcase their home.  We priced the home correctly, the advertising and web marketing was implemented, now it was just a matter of getting buyers to be charmed by the way the condo showed.

Results:  The pictures after the staging was completed were fantastic!  I have taken many and added all of them to the MLS along with a personal website (www.160Hudson.com) for their condo.  The feedback from agents and potential clients was excellent.  Many of them insisted on seeing the condo even though it was much smaller than what they wanted to buy originally.  I am happy to report that we sold the condo only $2,000 under asking, but $9,000 over the last sale in the property.  Yeah!

Your video proves that staging works!  Smaller condos are especially tricky - clearly, this was a very nice property, but the small space cramps buyers' imaginations.  Staging really boosted this property and made it a place you'd like to call home.  Congratulations on the sale, and thanks on behalf of all stagers for the great testimonial!

Its amazing what a stager can do and the difference it can make in a property.  Good choice on using a stager, you can see the transformation before your eyes.  Spread the word.

hi Irina,

did you take the two or three day course for agents?  do you charge for the staging?  I don't think if I just take the 2 day course for $359 that i am allowed to get paid for staging.  I'm really interested in getting more listings, and just do a little more, like tell them to take down the ugly curtains and make investment of a few hundred dollars in blinds.

Joanne, I didn't take Barbara's course, just attended her 2 hour seminar.  Learned a ton from it though.  I was going to sign up for the course and later after speaking with several agents and stagers that attended decided it wouldn't be worth my time. 

I stage some of my listings myself and no, I never charge for staging.  Mostly I use an accredited stager, Nicki Rothwell of Staged2SEll to do the work.  She is the professional and I rely on her judgement and expertise.  Having been around her, helped me understand some of the tricks of staging though - which is nice.  Feel free to email me offline if you have specific questions.
