It's not MY price... how many times have you heard that?

overpriced listing real estate bluesI cringe when I hear an agent say things like "it's not MY price", or my sellers are highly motivated, submit all offers. I often find the song "Stand by Your Man" running through my head when I hear things like that.

HEY, you took that overpriced listing, so show the world you love your sellers, stand by them!

Taking an overpriced listing is something my team doesn't like to do. It is a business decision, it is our business decision. But if we take the listing we do so with our eyes wide open, knowing that we cannot in any way, shape or form indicate to others that we feel the listing is overpriced. We may not be able to justify the price however.

We also know that if we take an overpriced listing we have to market it to the best of our ability, just like all the other listings we have. And that is no easy feat.

What we won't do is things like sending direct mail marketing that says "submit all offers, seller is highly motivated". That makes me cringe when I see it. It seems to imply the seller is desperate for an offer and that is not the type of marketing I will employ for any of our listings! We also won't put statements like that in our listings on the MLS.

Taking an overpriced listing means I have to be far more creative in my marketing efforts, point blank. Buyers and agents alike will know it is overpriced, who am I kidding? But still, I can't throw my sellers under the real estate bus by trying to put the blame on them.

Bottom line is, I took the listing knowing full well it was overpriced, I have to put my big girl pants on and stand by it. 

So if you are going to take an overpriced listing, just make sure aren't out there singing the "It's not my price" country and western blues. 

And in the words of the great Tammy Wynette, "Stand by your man and show the world you love him, keep giving all the love you can." Unless of course you prefer another famous song by Tammy Wynette, D I V O R C E. Because if those sellers hear what you are saying... someone just might be singing that to you!

The tell them anything they want to hear to get a listing and then shift gears and spout way way too high priced and boy, they have to see reason. You are right about expectations, who set them or was the enabled for nose bleed pricing. That is like vehicles on a high speed highway that someone threw into park, left them scattered here and there all over the multi lane highway. Stalled, wasting resources and causing other owners to say if Joe's place is blank, mine is way way better and two and a half times blank. Not how the dog and pony is supposed to play out. Ground rules. Only you can prevent over priced listings.

Andy, yes indeed, they litter the highway. But more importantly, if you take them, stand behind the price. Don't be jawing about how the seller set the price and you are not standing behind it!

Too many of these around in my market. Too many that don't sell either. Everyone takes over priced listings at one time or another for different reasons. No way to market that property by saying "motivated seller" etc... that is just wrong.

Andrea, I rarely take overpriced listings unless I know the motivation to sell (must sell, bought another home, relocated, etc.)...too many associates hold onto multi million dollar houses for years waiting for the client to die!  We make our bed and sleep in it in this business...whatever is comfortable for you.

Andrea, taking an overpriced listing hurts the seller in the long run and often hurts the reputation of the agent and our industry. Educating sellers on the current real estate market is a must if they really want to sell their home.

I agree, submitting any and all offers does sound desperate. Justify that over priced listing and get as much as possible for it!

I do my best to avoid the pain associated with listing it too high, by paying for an appraisal beforehand.  If you still want to list it at that price, be aware we may have a financing issue later.

So true!  I recently viewed a house during a broker tour and the agent (from out of area) told me that the price was not hers, it was the seller's.  Hmmm.

One month later the listing was canceled, a new local agent had the listing, and it was priced right.

Proves your point, I think.

A very clever post about a not so clever approach to selling homes, but we see it all the time and everyone knows it's overpriced. It's especially easy to tell in this market with the demand being high and inventory being low. As we all know, all the marketing in the world will not sell an overpriced homes...it just advertises to the world that it's overpriced.

Andrea, great post, and I agree with you 100%.  Recently I had a Seller micro-manage me, and insisted I advertise "motivated seller, and bring all offers."  Obviously I objected, explaining the reasons why, but he won.  The Seller has been fired.
