Crazy doesn't aptly describe what happened in the Steamboat Springs real estate market these past couple of weeks. The number of pending sales jumped around 15-20% from the summer average.
Over $10 million in real estate closed this past week, while the average pending price and median pending price remain fairly constant after moving up briefly over the current benchmarks. Average pending prices are just under $500K and median prices remain below $300K, at $299K.
76% of pending sales are under $500K, 6% are between $500 and $699K, 8% of pendings are from $700 to $999k, and 10% are over $1 million.
