Time to Build

The market is finally back, and with it sellers are gaining confidence.  One thing that comes along with that confidence are inflated prices.  Yes demand has brought prices up - sometimes not as high as a seller thinks it has, but up nonetheless.

How are you feeling about the prices?  Like them?  As a homeowner I do - as a home buyer, and buyer's agent, not so much.  I do like that the market has turned a corner and we're no longer trying to sell buyers on a falling market.

One option available to buyers again is new construction.  A business that was all but dead for a few years isn't just back, but back stronger than it has been in years.

If you're in the market for a new home - whether new to you or new - the first question is "Do you have time to build?"

I would suggest it's best to begin the process as much as a year out.  That's if you're not planning on building totally custom.  If that's the case you need to being AT LEAST a year in advance.

Seriously - you see new communities all over and you see new homes springing up like dandelions.  Doesn't take a year to build, does it?  

No - it doesn't.  You do need to plan at least five months at a minimum, and that's if you have narrowed down the community you want to live in.  If you're in the stages of thinking - maybe we should build our next home - then start early and do a lot of homework before you even visit a builder.  

Give yourself time to make the right decisions.

Better yet don't visit a builder - visit an agent who specializes in new construction.  Take a look at the image at the bottom - this is a 100% real map of just SOME of the new home communities in Northern Utah.

Some of the basics you need to consider for the building process:

  • Do you have a home to sell?  What's it worth? What do you need to do to it in order to sell for top dollar?
  • Where do you want to live?  For some there aren't a lot of choices.  Here in Nothern Utah there are literally hundreds of new home communities to choose from - beginning in the starter home price range to multi-million dollar homes with everything you might ever want in a home.
  • What builder?  Did you know there are dozens of builders?  You see the signs everywhere - for a few.  You might even be able to name 5.  Are they the best option for your new home?  Is there one you don't know about?
  • What size lot do you want?  If you walk into the first model home you see - because you recognize the builder  - you get the lots they have available.  Are you happy with that?  It's not the grocery store and the apples they have are the apples you get to choose from.
  • What style of home are you looking for?  Do you know what is being built?  Did you know one style may not be available in the community you're looking at?  Again - we're not choosing from the produce on the shelf at the grocery store.  This is a HUGE investment and you need to be happy.
