• Properties currently active on the market: 203 
• Single-family properties closed in August 2013: 29   
• Average sales price: $304,509
• Sales price to list price ratio: 97%
• Average days on the market: 79
• Sales currently pending: 42

North Kingstown's home market is 7 months of home absorption inventory.   The North Kingstown home sale market is continuing its sale of homes especially in the continued sought after under $300,000 home market. 

• Breakdown of the 29 North Kingstown sold homes in August is as follows: 17 homes sold under $300,000, 3 homes sold between $300,000-$400,000 and 9 homes sold over $400,000.  The under $300,000 market is the strongest market in home sales and especially true in the one level ranch market.  More home inventory is needed in this price range.

• The number of homes on the market decreased 6% this month.  However, home sales decreased by 13% over the prior month.  Average home sale prices increased by 13% over the prior month though.  The increase in average sales price is due to the larger number of homes sold over $400,000.

Pending home sales indicate a continued strong home market in North Kingstown and pendings are up by 20% over the prior month.   As pent up demand by home buyers spurs this real estate market on.
