  1. Overprice.  Over pricing the home can keep it from selling as quickly as it should.  Buyers search sites are typically set to search between the same price ranges.  If the property has the least to offer in comparison to other homes in the price range, it will generate a low offer, if any at all.  
  2. Decline Showings.  Please accept all showings!  The very showing that is declined is the very showing that could produce a buyer for the home.  Buyers that are looking are ready to be in a home in 2-3 months.  This is the goal of your agent to produce a ready, willing and able buyer.  Don't undo the work!
  3. Hide Facts. DISCLOSE, DISCLOSE, DISCLOSE!  If you have to ask me, "Do I need to disclose that?" DISCLOSE IT!   Period.
  4. Sell The House Yourself.  The buyer previewing your home most likely is working with and viewing the home with their agent.  Their agent knows what is and isn't to appealing to the buyer.  The very things you may like as the home owner may be the very things the buyer would change if they owned the home.  Please let the buyers agent do their job.
  5. Take Offers Personally.  Let's be honest we are all buyers at one time and are always looking for a deal.  All buyers trying to get something for less.  Don't like what you have received?  COUNTER BACK! Don't reject the offer.  If the buyer decides to move on to something else and you "reject" their offer, that buyer will never come back.  
  6. Spend The Money Before You Start.  Once you have an offer, all is not done!!  Don't start spending money on movers, new furniture, and getting to the next place yet.  The work is just beginning now.  Be sure, inspections, repairs, title has been completed and contingencies removed and loan committment received.
  7. Leave Kujo Unattended!  I'm an animal lover so I understand they are apart of the family.  But we have to be respectful to the people who will be previewing the home and understand that not all are animal lovers or can be even be around animals.  Take the dogs out for a walk.  Buyers can't concentrate on your home with a barking dog and hissing cat chasing them away.
