Are you seeking an Active Adult community in the Cincinnati area to call home?  Then Maineville's gated community Heritage at Miami Bluffs may be just the place for you!  Featuring Drees Homes, both resale and new construction are still readily available (expect to pay in the $100's for villas and $200's for patio home style).  Drees Homes offers approximately 10 Heritage at Miami Bluffs floor plans, spread between the villa category (2 floorplans for attached homes) and the garden, executive and courtyard categories (8 plans for free standing homes).  The last three categories are most commonly called patio homes and the different tiers determine amenities and size.  Expect two bedroom homes, with the potential for 3 bedrooms.  Model choice also determines whether or not a basement is included.  HOA fees are currently from $208 to $276 per month depending on section of Heritage at Miami Bluffs you choose to call home.

Heritage at Miami Bluffs has considerable opportunity for new construction homes if you want to build to order.  And since we're mentioning new construction, we can help there too!  We highly recommend to NOT go direct to a builder "for the better deal".  With Drees Homes, our payment is already built into the price and paid by the builder, so wouldn't you prefer to have the expertise of someone working ONLY for you on your side?

Beth, 55+ active adult communities are pretty scarce here....I guess because many of the eligible move to your area!

Anita, They're reasonably priced, and for the offering the HOA fees aren't bad.

Really nice housing in The Heritage at Miami Bluffs.  When they finally decide they're not cooking Thanksgiving Dinner ANYMORE is when the for sale sign goes up and they move to The Heritage at Miami Bluffs and of course they'll be calling the Liz Spear team from Re/Max.

Lou, Gated communities and 55+ communities are scarce here, so easy to see why the demand for this community exists.

Michael, Definitely a good range of affordable prices for this community.  The clubhouse is one of the best in any local development.

Liz & Bill I love 55+ communities, there is one on the Pacific Coast Highway and normally homes would sell with view they have for Millions instead here you can buy homes for under $1million:) I guess the fact that I fall into this age group it sounds more attractive to me too:)), Endre

Cindy, It's interesting how often buyers have expressed interest in a community with minimal kid content :)

Endre, That's got to be a popular place, although I always have trouble getting my head around the prices in your area where $1 million is a "bargain" :)
