The area known as Sunset Terrace in midtown Tulsa is mapped from Riverside to Peoria, 21st Street to 31st Street. It is also commonly referred to as "Maple Ridge South." Legal subdivisions in this area include Sunset Terrace, Travis Park, The Adams and Reddin, Riverside Drive addition, Riverside View, Southmoor, The Tudors, Sunset Park and Indian Woods. Most midtown Tulsa neighborhoods are made up of numerous legal subdivisions, but are commonly referred to by one or two names. 
What a diverse and regal neighborhood this is! Home sizes range from 1,500 square feet to 6,000 square feet! It includes homes built in the 1920s all the way to new construction.
Architectural styles vary also, but what remains constant in the subdivision is the convenient and desirable midtown Tulsa location - walking distance to the trails, RiverParks, Woodward Park, Philbrook Art Museum, Brookside and Utica Square Shopping Center.

The 35 properties CLOSED in the last six months obviously vary in size and amenities. What caught my eye is that the average cumulative days on market is 106 - less than four months! For the purpose of this market report, known short sales or bank-owned properties have been excluded.
The highest priced property sold for $215 per square foot, with the average price being $148 per square foot. The highest priced home sold for $719,000, with the average sales price of $416,649.
