As An Un-Represented Buyer I have More Choices

This is what a prospective Cheshire CT real estate customer said to me as we were looking through one of my listings. It was also how they responded to me when I asked them if they were working with an agent. I didn't pursue the statement at the time, and just proceeded to show them my listing.

As we were chatting, they offered that they had missed a couple of homes in their value range because they had learned of them late and had delayed getting over to look at the homes. Not a surprise as they are an Unrepresented Buyer in Cheshire CT. 

I asked how they found the homes they wanted to view and they offered up a bunch of different syndicated sites that they log onto, various other agency sites, and juts driving through neighborhoods where they think they would want to buy.  Such a waste of energy and time, and it breeds frustration.

We chatted further and I offered to create a focused search for them, which would require a commitment from them. There was hemming and hawing.

Making a commitment to an agent does not decrease your options. It's just the reverse. By making a commitment to a real estate professional, the advantages greatly outweigh the disadvantages.

Home Search: The real estate agent can create a special search on the MLS for the home that fits your needs for price, location and even special features. When there is a change due to new inventory coming on the market; price changes; additional photos, etc, an email is sent to alert the prospective Cheshire CT home buyer. The buyer has the information first, before it gets syndicated to other Internet sites and it would be current information.

Knowledge: By committing to a real estate professional you gain their knowledge of the market, techniques to ensure that a deal would flow smoothly; access to their network of professionals for mortgages, inspections, closing assistance, and any other type of professional needed to gather sufficient data to make that purchase.

Cost: Free! As a buyer's representative, there is seldom any type of fee associated with getting a deal to closing. Commissions are usually paid by the seller, except for some sales done outside the MLS with Owner sales.

Lock-in Period: The time to be committed to a buyer's agent is always negotiable, and if the relationship is incompatible, the process of dissolving the contract does not require an act of congress.

In short, working with a dedicated agent, who's allegiance is to the buyer, can be less stressful, more efficient, faster, cheaper on gas and gets one into a home to their liking with far less complications.

Good one Ed.  As I just told Lenn Harley, who reposted this, I am not a buyer/broker agreement user, however, I do try and educate my buyers before wasting any time and gas on them, as to how we will work.  I am not going to take their call every time they find something on Zillow or Trulia that expired or closed two or three years ago and still shows active.  I will put them in my MLS feed and they will get the most up to the minute inventory.  If they dont want to play that way, then they can go to my competitors.

How many times have I heard the words, "oh, I thought you were the listing agent," which just underscores the fact that buyers don't understand what they are looking at when they do their own searches. And when you talk to them, they firmly believe they can make a better deal through the listing agent ie. save on commission. But how much more are the paying for the HOUSE? We need to educate the public!!! PS. Came over from Lenn.

Ed, thinking they will get a "better deal" if they work directly with the listing agent and don't really care if they have exclusive representation as they don't understand what it means. To a buyer, it's all about price, of course we know this is far from reality.

Ed, great post and explanation of why buyers need to focus with one agent. They miss so much, and it has to be very, very frustrating for them.

Ah well.. sometimes you can lead a horse to water but you just can't make them drink. Then they go thirsty and wonder why.

I always coach my clients to work with one Realtor and not play the field. Most listen but some make the mistake and then wonder why they are missing out on some properties. Nice job with you post.
