CARLSBAD - VILLAGE BY THE SEA

What an apt name for this charming seaside town located about 35 miles north of San Diego in Southern California. But a sleepy coastal village Carlsbad is not - there is lots going on in this growing community of 95,000.

The housing market in Carlsbad is pretty robust, although like elsewhere in San Diego's North County, the community has experienced a slowing of appreciation, an increase in inventory from a year ago, and an overall shift from fast-moving seller's market to a more buyer-friendly one. Good news for buyers! Despite these changes, Carlsbad home prices, while less than other coastal communities to the south (e.g., Encinitas, Cardiff, Solana Beach), remain high, and, at $771,250 for detached homes and $464,750 for attached (as of December 31, 2006), are well above the North County medians of $625,000 and $380,000 respectively.  For more details, read about the overall health of the North County area housing market. 

Carlsbad real estate covers a broad spectrum of styles, sizes and age, in a number of neighborhoods that will appeal to a diversity of needs. Aviara and La Costa are probably the best known. Whether you desire an apartment, new construction, a gated community of luxury homes, ocean front and ocean view living, retirement housing, assisted living, or resort-style accommodations and condo hotel units, Carlsbad probably offers what you are seeking, in a climate many residents refer to as "paradise."
