CARLSBAD - VILLAGE BY THE SEA
~ Southern California ~
What an apt name for this charming seaside town located about 35 miles north of San Diego in Southern California. But a sleepy coastal village Carlsbad is not - there is lots going on in this growing community of 105,000.
HOUSING MARKET
The housing market in Carlsbad is pretty robust, although like elsewhere in San Diego's North County, the community has experienced a slowing of appreciation, an increase in inventory from a year ago, and an overall shift from fast-moving seller's market to a more buyer-friendly one at different times as the economy shift.
Despite these changes, Carlsbad home prices tend to be lower, on average, than some of our other coastal communities to the south (e.g., Encinitas, Cardiff, Solana Beach, Del Mar, La Jolla). However, over longer periods of time housing prices tend to rise, and fluctuate some with supply and demand, and that is certainly true in Carlsbad.
Carlsbad real estate covers a broad spectrum of styles, sizes and age, in a number of neighborhoods that will appeal to a diversity of needs. Aviara and La Costa are probably the best known.
Whether you desire an apartment, new construction, a gated community of luxury homes, ocean front and ocean view living, retirement housing, assisted living or resort-style accommodations, Carlsbad probably offers what you are seeking, in a climate many residents refer to as "paradise."
Th inventory (supply) varies as the market shifts and buyer demand changes. This of course affects housing prices.

RESTAURANTS
Of course choosing a home you like, in a neighborhood that appeals to your lifestyle, is just part of the task. You might be wondering what Carlsbad offers as far as leisure activities, shopping and dining, and other things important to YOUR lifestyle.
Restaurants come and go, in some cases, and since this article was written a number of restaurants have closed but new ones have opened, in particular in Carlsbad Village.
Here's a list of Carlsbad Restaurants I compiled in 2020. It's hard to keep up with all the restaurant changes, especially since the recession and all the growth we have seen.
Here is a more exhaustive restaurant list from the VisitCarlsbad website - there is lots of information here for residents AND visitors about Carlsbad dining, as well as things to do, hotels, and more.
But the BEST al fresco dining is on the beach at sunset!
THINGS TO DO
Perhaps you prefer shopping, the arts, and other outdoor activities - well, Carlsbad has that too. Carlsbad Village offers a ton of things to do, with abundant shopping, dozens of eateries, day spas, wine bars, a movie theater, live theater, a weekly farmer's market and so much more.
Like to golf? There are several golf courses - Aviara, the Omni La Costa Resort, Rancho Carlsbad, and The Crossings.
There are over 50 miles of hiking trails in Carlsbad. Walking or running along the "boardwalk" by the beach is a great way to enjoy the views and get some exercise. And there are some great roads for bicycle riding.

BEACHES
Are you a beach lover? You have come to the right place - Carlsbad is known for its 7 miles of gorgeous beaches, providing year-round enjoyment whether you simply prefer walking, enjoy sunning, collecting shells, chilling out, eating dinner on the beach while the sun sets, or surfing the waves.
The beach is a great place for al fresco dining, looking for whales, watching the seabirds (watch out for those seagulls - they are sneaky in their hunt for food).
BUYING AND SELLING
