We all know what our home sellers and buyers usually want. A garage, BIG rooms but want to pay low end prices, big yard, single family home at townhouse prices and and and…WHAT ABOUT WHAT WE NEED FROM OUR CLIENTS?
This is by far a comprehensive list of what we, as real estate industry professionals NEED from our clients:
1) Complete honesty. Trying to hide the fact that you (seller) had a leak in the upstairs bathroom of a home built in the 1960’s. Just because it was fixed does not exclude you from adding it to your Seller’s Real Property Disclosure Statement (SRPDS). Nor does it exclude the home buyer of the two cars they bought right before they receive final loan approval!
2) Communication. Beating around the bush does not get a conversation going. I need to hear what your NEEDS are. This is the bare minimal in what you will accept for your home on the market. OR make a list of what your NEEDS are in purchasing your Hawaii Home. Make a list of your ‘wants’ AFTER you have a detailed list of your NEEDS otherwise you’ll have a list of dreams; not realistic.
3) Be Realistic. Even before contacting me, you can get together with your spouse, family and get the details fine- tuned for the sale or purchase of your home. Expecting too much or too little is not what I’m looking for. It’s being realistic. No matter what, you will get what the market says you will get and being a killer negotiator will not sell your home, nor get you the home you really love.
I suppose the bottom line is being honest and up front with me so I can better assist you in your home selling or buying experience. Without these points, it is like home selling or buying a home in the dark.
