IS AN AGENT BUYING YOUR LISTING?

You may be interviewing more than one agent when you want to sell your Rockwall County, Texas home and there are several things you need to ask and check on with each agent.  Don't share anything with the different agents, just make notes in order to make a wise decision

Many agents will do anything to get a listing, regardless of how much over market price the agent may have suggested or agreed.  

Listing your home over the market price will result in longer days on the market, not selling or finally selling at a much reduced price.  Look for agents who come prepared to present comps for homes matching the size and price range.  These are the homes that will and are selling.  It doesn't do you a favor to agree to an over priced listing.

There are agents who will do anything to list, we call it "buying a listing" and these agents are not doing you a favor.  You will be wise to listen to agents who know it is in your best interests not to over price your home when you get ready to sell your Rockwall County Home.

Your first impression should be stellar, including price, removing personal photos, any clutter such as too many knickknacks.  Take a look at your furniture and if your home is over furnished with over sized pieces, it would be a good idea to take them out and store them. 

Organize your closets, pantry, and cabinets.  Don't forget the garage!  Remove all clutter!

Before you put your home on the market, walk through the entire home through the eyes of potential buyers.  Check everything out, top to bottom in the home.  Give it the white glove treatment as well as the smell test.

Then drive out of your neighborhood and slowly drive back to see how the neighborhood looks and as you drive up to your home pretend you are seeing it for the first time.  How is the curb appeal?  Is the lawn manicured?  How does the exterior look, does it need painting, or steam washing the walks and driveway?  Check out the patio and pool areas.

Check out the front door to be sure it is clean or if it needs painting or staining.  The curb appeal and the front door is the first chance to make an excellent first impression.

Do a top down look through the entire house checking for cobwebs, touch up paint or perhaps new paint.   

Organize the closets, cabinets and take away all clutter from the counter tops.   Don't forget the pantry and get it organized.  The garage is equally important and should be free from clutter and the floor clean.

Take down personal pictures and store them for when you move as well as anything you will not use until your home sells.

These things may seem small, but they will dramatically impact that first impression and you want it to be stellar.

The real estate market is HOT right now and homes that are priced right and in good condition are selling quickly, sometimes with multiple offers being received.  Now is an excellent time to put your Rockwall County, Texas home on the market.  Interest rates are still low, but edging up.
