Landfall Has Great ICWW Creek View Homes

Recently completed this Waterfront creek homes in Landfall real estate video.  It outlines an earlier blog post on the different creeks in the area and how they make a great choice for getting a better value on waterfront homes in the Wilmington NC area.  They can be 40% less than ocean view homes at Wrightsville Beach, Carolina and Kure Beach.  And they still proffer breathtaking and panoramic water views with some wildlife thrown in for good measure.  And of course the JustNewListings.com site also has ICWW waterfront homes here.

Landfall Waterfront Homes Cost More-- Howe Creek

The grandest creek front homes are in Landfall and get you out to the ICWW via Howe Creek.  They usually list $1,200,000-3,000,000.   They are all 4000 sq ft plus....  Here are some of the listings as an example and map of where they fall showing water features:

Something to keep in mind is that the average negotiated price is significantly lower in terms of percentage than "regular" homes in the neighborhood.  Regular means lower priced homes like the standard 500-700,000 price range in Landfall.  So these high dollar homes may get 93% of list price but most homes get 96% of list price.  Bottom line is that most Sellers want to sell.  usually there is no competion no competing buyer.  So make your case, counter and walk away from the table for a week and see how the negotiagting goes from there :)
