As a virtual tour provider in the Jacksonville/St Augustine area, I make it a practice to send agents a Prep Tip checklist prior to the shoot so that they may coach the resepective home seller on how to prepare for their tour.   But all homeowners do not respond equally to their agent's coaching.  Preparing for a virtual tour  is  just like preparing for a showing or an open house.   However, for whatever reason, many  sellers frequently do not quite ‘get it' and choose not to take their agent's advice.  They leave countertops cluttered, photos and artwork prominently displayed on fridge, etc.    All this leads to the question...How badly do they really want to sell the house?   And, for me, as a RTV virtual tour provider -  Just how much time and effort to expend ‘photoshoping out' these items to make the tour most presentable?

What a pleasant surprise I had earlier this week, when, almost without exception, a homeowner had staged/prepped their home perfectly for their St Augustine virtual tour shoot!!!  My job  was so much easier.    THANK YOU SO MUCH  HOMEOWNER!!!  I am sure that potential buyers thank you also!  When they view the tour, it will be so much easier for them to imagine THEMSELVES living here in this beautiful home, enticing them to come visit in person.  In the end, attracting more traffic and likely leading to a quicker sale.  Isn't that what its all about anyway?!

Hi Trish,

I don't know if this will help but you might want to ask that the listing agent be present. That way, if things need to be moved or picked up-the person who is paying you is responsible to do so. It also helps some homeowners to see a completed virtual tour before their photo date just to know what to expect.

I absolutely agree.  The agent is with me 98% of the time and does help the homeowner with any final 'adjustments'.  Works fine as long as the homeowner has done their homework prior to our arriving and assuming home only really needs 'tweeking'.  I do like your suggestion though.  I think most agents show a sample tour of one of the other homes I have done with them as part of the listing process, however, it is not necessarily viewed at that time from the perspective of what you need to do to prepare for their own tour. 

I am going to take your suggestion and add a tour link to the prep sheet I send out.  That way they can see an example of a nicely staged tour at the same time and in the context when they are reviewing the prep checklist and preparing their own home.  Great idea.

Another idea,

Send the owner and agent a bad tour with all sorts of things out of place.  They should get the hint then.
