Flipping HomesSome investors have been flipping homes for years and will be doing the same for the years to come. They know how flipping properties work, they buy smart and sell smart! These investors only buy homes that they could do some repairs and sell it as quickly as possible.

If you’re new in the flipping game, you must use caution. If you wish to make quick profit, it may not go as planned if don’t know how flipping works.

Flip properties are often distressed properties such as REO(Bank Owned) or Short Sales that need some work. When purchasing a distressed property to flip in Clermont FL, you must know the market values, Active and Pending Sales in the area, SOLD listings within the past three months and of course demand.

Aside from knowing the market, you must also learn lending guidelines for flip homes. FHA and Fannie Mae both require two appraisals, copies of receipts showing all the work that has been done to the house justifying the increase in sale price.
There are also timelines as to how long you must hold Title to the property prior to flipping. It’s best to speak with a local Mortgage Broker who could educate you on all the lending guidelines and overlays of “FLIP” properties. Lending guidelines may not apply to all properties.
I would also recommend to work with a Realtor who understands and could guide you in the right direction. You do not want to advertise a Clermont FL Flip home with FHA, USDA financing available if it doesn’t qualify for these type of financings.

Debbie: I know several people who lost everything trying to flip and then the market turned down. Others playes it smart, they didn't leverage to the hilt, and did the work themselves. When the market turned, they rented their properties and waited for a better day. Which, by the way, is something that needs to be considered if you can't flig. It needs to be able to rent to cover costs.
