Do you believe short sales are still in the market place?

We had an amazing run up in the market areas I service. This is great and really make it feel good market, but do we really think there are not people either under water, in distress or in loan modification evaluation that will not be approved? In addition what happens to people who are selling but BARELY have equity, enter escrow and the property does not appraise? Some of them all of sudden become short sales. Short sales are NOT dead. There are plenty of families needing help and we are here to help them.
