With the Real Estate crash in the rear view mirror, a slew of new construction condominium projects have been announced in the Greater Miami area, over 150 to-date. None with as much anticipation as One Thousand Museum by Zaha Hadid. Her stellar reputation clearly precedes her, and the release of the renderings for this 61 story tower reveal a building true to her fluid style of architecture.

The oohing and aahing over this tower continues, for there is lots to ooh and aah about!  A rooftop helicopter pad, a double height glass walled Aquatic Center on the 60th floor, so one can soak in the sights of downtown Miami while doing laps. And when you tire of the view looking down, one can look up and enjoy the dramatic ceiling sculpted by Ms. Hadid. (She also designed the Aquatic Center for the London Olympics)  The common areas will have a signature scent, designed by 12.29 and a bank quality vault will hold a safe deposit box for each residence. Speaking of common areas, the top two floors will house amenities for the enjoyment of all residents. Each residence comes with two assigned parking spaces and one valet space.  The full floor units get four parking spaces.

 One of the signature features of the design is the use of an Exoskeleton to support the structure.  This means that there is no need for internal columns, allowing for a more creative use of space within the units. 

The design of this exoskeleton reminds me of a Tulip but even more so of a Grasshopper.

The latter would indeed be appropriate, as the building is situated directly across the street from Miami's newest green space, Museum Park.  The park will be home to the Perez Art Museum Miami (Opening December 2013)  and the Patricia and Phillip Frost Museum of Science (opening 2014).   This location is also in close proximity to the Adrienne Arsht Center for the Performing Arts and the former Miami Herald site, now under redevelopment by the Genting Group from Malaysia which also promises a mix of luxury condominiums, hotels, casino and retail space.  With the American Airlines Arena, home of the NBA Miami Heat and major concert venue, down the street, the residents of One Thousand Museum by Zaha Hadid will have a wealth of entertainment options at their doorstep.

Although one of the tallest residential buildings in Miami, it will contain only 83 homes.  This exclusivity is expected to attract the discriminating buyer who values privacy and can afford it. The price per square foot ranges from $1050 to $1300, well below comparable prestige properties on Miami Beach.  Many who covet homes at Apogee, Continuum, Setai, W Residences South Beach etc may now opt for a trophy property downtown instead.  For such an iconic property, this surely leaves plenty of room for upside potential on ones investment. In addition, the estimated maintenance dues of $1.10 per sq.ft. are reasonable. As a bonus, units will be delivered fully finished, including flooring throughout, custom lighting and finished closets.

The tower is composed of distinct residential zones: Duplex Townhomes at levels 10 to 14, half-floor residences from levels 15 to 49, full-floor penthouses from levels 50 to 57. Prices range from $5 Million to $15 Million. For one very fortunate individual, a Duplex Penthouse, with 10,000 sq.ft. on floors 58 and 59 will be available at approximately $45 Million.

As Miami continues its love affair witih luxury highrises and demand seems insatiable, there will no doubt be a few worthy competitors in the future.
