Wellington RealtorWhen you start the home buying process it can quickly turn to a daunting task, especially if you are first time home buyer.  Aside from the fact that buying a house is not an everyday occurrence...for most it is the largest investment one can make in there lifetime.  The scary thing is that one wrong move in choosing the right house may cause you as the home buyer to suffer financial problems in the long term.

This is why I advise purchasers to look at things objectively.  Keep their emotions in check.  Focus on the essential things and don't get caught up in things that long term can be changed or adjusted too.  The best choice of a house would be to have it fit the family's need and budget at the same time.  Instead of looking at a house's design, a home buyer should look at how the family will live in the house if it becomes your home!  Would the extra rooms benefit the family in the future?  Is it absolutely necessary to have a big yard?  Do you need that expensive swimming pool?  Think about the possibility of checking on the area schools for possible future needs.  But most importantly, is the house's price reasonable enough? 

Having all the information at your finger tips is the key to finding the best value in your future home.  Try enlisting an experienced real estate agent for help (remember all commissions earned on the sale are paid by the seller).  The real estate agent can help in directing you to good properties that may have never crossed your mind.  I often meet buyers that end up buying in areas that when they first began their home search never would have considered or end up buying a home in a neighborhood that never even knew existed.  Remember, before an agent can do that, it is also necessary to share with them information about your preferences and budget.  Because of the experience of the real estate agent, they will be able to advice you on the good purchases that will suit your taste.  This will result to avoiding mistakes that will cause great damage in the long run.  It is good to have an open mind when it comes to making big decisions, so second opinions are definitely good things to hear.

Aside from helping you find good properties, real estate agents can help with the legwork during the purchasing procedures - such as, helping with negotiations, contract language, escrow procedures, and with scheduling inspections and appraisals.  This makes it more convenient and less stressful to both the seller and the buyer.

Lastly, once you've found the house you want to buy, always remember to minimize the expenses.  Many people find it the time to buy all new furniture for a house but doing this impulsively will bury you debt.  Aside from that, there are cases wherein a financial institution denies a pre-approved loan due to large purchases right before closing.  Always avoid any large purchases while your loan is in process!  These institutions rely on the credit ratio for approval of the loan.  Having large purchases affect the credit ratio which makes it possible to have the loan denied.  So if there are things you absolutely must buy for the house, do it once the loan is approved and the contract for your new house is signed.
