Tenants want your security deposit back? Don’t do this!

 

I know most tenants want their full security deposit back, who wouldn’t?  In this particular case, I guess the tenant did not.

 

I just came back from inspecting a listing of mine, where the tenant just moved out and below,  is what I found. This is not the way to leave a rental and expect to get a full refund of one’s security deposit. back.  

 

In addition to leaving this for us to clean up, the tenant also did not pay the prorated rent for the month, never a good idea when you want to get your full security deposit back!

 

This tenant was not very happy about the fact that the seller had put this home up for sale. The seller did list his home after the tenant’s one year lease converted to month to month and did give the tenant a 60 day notice when we had secured a good offer.

 

I know it is never easy for a tenant to receive the news that they have to move and I will always defend the tenants rights for notice, but evidently, the tenant was a bit annoyed and  I guess was leaving us a message.  Unfortunately, the tenant only hurt themselves in the process.

 

The property manager is going to give this tenant a chance to correct this situation. I guess time will tell, but it needs to happen fast, because we close on this next week.

There are more constructive ways to express rage or disappointment.  Maybe learning yoga or going the gym more often would help that tenant.

Definitely not a positive way to leave a landlord-tenant relationship.  Does this tenant not understand that if she/he should need a reference, that this will impact the quality of that reference?  Not good...

Not so bad to be honest with you.  I have seen much much worse.  Nice of the manager to give them the opportunity to make it right though.

Hi Kathy,  At least they didn't punch holes in the walls, cut the electrical lines and flood the house. If I were the landlord, I would probably do the same by giving them one last chance, since it looks like there is no physical damage.

Yes, I was very glad to only find left over spaghetti in a pan and other minor stuff rather than structural damage, all in all, I was pleased, however, I do not think the tenant will be when they get the remainder of their security deposit back!

Tenants need to take responsibility.  More times than often do tenants leave junk and garbage for the landlord to have to dispose.  I would take a cleaning fee out of their security deposit!
