Keep your clients away from Zillow and Open Houses.

Keep your clients away from Zillow and Open Houses. That's right- we said it.

Simple Tip:

Set up an active and sold MLS search within a close proximity of their current home. As soon as a listing hits the market in their neighborhood, they will receive an email. This will keep them from grabbing a listing flyer and popping into an open house. Once the listing sells your client will also receive an email (which is rightfully branded to you).

If your clients know what is happening around them you will reduce the chance of them visiting Zillow (and you all know how awesome that is for business).

I agree, I love using the auto email feature of our MLS. Heck, I even set myself up, so that I can know what's going on in my market area.

Pam, thank you for your response.

Setting up auto emails through your MLS is the first part. The next step is setting them up using a website that brands you to each listing.

The MLS gives your clients results on an intranet page. This means that you are branding the MLS domain name to your clients.

If you were to use a PropertyMinder website, the link in the email to your client brings them to your website. Each client will have their own Client Area to view results, edit their search, create new searches in addition to having access to every button on your website. Your featured listings, areas your service and Request for a Home Evaluation will be placed in front of your clients.

Zillow, Trulia etc. - agents were warned about these sites years ago and let them take over - thanks for sharing though, hopefully some agents will stop using the 3rd party sites and take control of their business

#3 Praful, I think they mean that you set it up for your clients. Anyway, people will still visit Zillow, etc, and Open Houses. That just human nature of someone buying or selling property.

This is a clever thought. You're right, if they already know, they are less likely to wander into another agent's clutches, ahem, open houses.

Thanks Karen- yes keeping your contacts and lead sinformed about what is going on in their neighborhood is your greatest weapon in keeping your sphere of influence close and loyal to you.

Jeff-Our article explains a method that will assist in keeping your clients away from Zillow. Many homeowners go to Zillow because their agents disappear and leave their clients without the value of their home in today's market.

It is obvious that people will always go to Zillow, but it is the amount of your clients that don't go, those are the ones that will always choose YOU as their realtor.

Not the "Premier Agent" on Zillow
Not the agent at the Open House
Not the agent off of the 'For Sale' Sign

....only you.
