It's been a tough stretch of activity, and it wasn't helped by others that just don't seem to take their jobs too seriously.
It started with a buyer that just didn't appreciate the importance of getting documents required to their loan officer on time, and in the detail required. Numerous calls back and forth and still it was like pulling teeth.
An inspector that was cautioned before entering the property that he should be careful with the older crank-out windows as we knew they were in sad shape. Ignoring the caution, he proceeded to push open a window and sure enough cracked the glass. When the sellers came home, they were livid, and rightly fully so, and the inspector, chosen by the buyer, doesn't want to acknowledge his liability, so a higher authority will need to get involved.
Another buyer had just completed the inspections, all going forward fine, and then a call from the appraiser as he entered the vacant house that it had been vandalized. That will require compete repairs, which the seller will do willingly, and another trip by the appraiser before we can get the deal to clsoing.
Then a buyer's agent that couldn't get the contract over quick enough and impatiently awaits the signed contract in return but doesn't see the need to send over the disclosures signed by their buyer or the buyer's bank pre-qual. Who will scream louder if another complete contract comes in first?
All this plus clean up some work so that a few days off can be taken.
