I love hearing and seeing what others would do with a room. In today's blog, I'll give you the before photos and I would love to hear what you would do with it, or if you are an agent, what you think potential customers would say/think about it if this were the MLS photo. 


What would you do with this vacant Naperville home? 

The first photo is an empty room in a south Naperville home. I'm not going to give you any details because I want you see if the room speaks for itself, or if there are multiple opinions about it. This is a great exercise for customers because the truth is when the professionals aren't 100% sure which room this is, imagine how confused potential buyers may be if this appears on MLS. I can say their is no other living room, den,or office in this 575k home .

If this was your home staging customer, or if this was your selling customer, what would you recommend, or how would you set up the room? 

What would you do with this Naperville home? 

Our next room clearly is a family room. The furniture kind of gives that away. The property was rented while on the market for 6 months as shown but decided to remove their furniture before we staged. To make the best impression for potential buyers, what would you do or recommend?

Love this concept, Margaret ... and your little quiz too.  Fun!  And I'm guessing because of the entrance doors into the room on top that it's an office space.  I'm thinking that's how I'd stage it.  Am I close???

And the bottom room?  I'd take the drapes down ... first thing ...

Since you  said there is no other living room, I would stage as a living room.  I agree it would make a tasteful office or library because of the woodwork.

As a living room, I would paint the ceiling a neutral (It looks blue in the photo)  and the walls slightly darker neutral for more ambiance, Create a living group with a sofa and two chairs and one dynmatie piece of art, and lamp tables for soft, conversational lighting.  Ground the conversation group with an area rug.  Keep it all neutral and choose a pop of color to coordinate with other rooms in the house for pillows and an throw on the sofa.  Retain, a traditional luxurious look as evoked by the french doors and woodworking.

 

For the family room,  take all the furniture out including the TV and start over. 

Create a focal point perhaps with a game table or a piece of fun art.  The room looks big enough to have a conversation area with a TV if you must and a play area with a game table.
