Sometimes NO is the only answer, and sometimes it is just a temporary answer. We all have changed our minds once or twice along the path. Changing your mind is not a bad thing at all. In fact, most successful people will continually alter their course to redirect your energies to the right path on a daily basis. The general uninformed public thinks that because some agents would love to have an overpriced listing just to have a listing, that all agents think that way. The truth is a lot of agents will think that way, but not all agents are created equal. Successful agents run their business like a business and if a listing is outside the business plan in price, location, condition they will not take it. It is better to leave the listing to someone else who will waste their time with it rather than to let it clog up your business with work that will go no where.
Just last week I was writing about reasons to take an overpriced listing. I do think there are reasons to do that. But to take on a listing that has been on the market the exact same way for a couple of years with 4 other different agents is expecting a miracle. When you begin to use logic to attempt to persuade yourself to take a path with very little chance of success it is time to turn off the logic and listen to reason.
The roll of a successful agent is toadvise you on the market and trends, be an expert in the neighborhood and community, know how to market your property for maximum exposure and to control the bid through buy process professionally. Taking time to market a property that has no hope of selling is diminishing the time you can use on attracting the right property and getting that sold. No I am sorry to say that No is the only answer I have this week on an over priced listing.
