There are eight (8) condominium units at "845 Stenton Place" located on the "800" long beach block in the Northend section of Ocean City about a one (1) minute walk to the beach, a two (2) minute walk to the start of the Boardwalk on this end of the island.  I have sold three condo properties in this building ... and have now listed another one.

There are four 1BR/1BA units ... two on the first floor before entering at the front of the building, two others on the beach and bay sides of the building.  There are three other 2BR/2BA units ... two on the second floor and one on the bay side of the third floor.  The last unit on the ocean side of the third floor is the largest one ... a 3BR/2BA unit.

These are the only condominiums on this predominantly single family neighborhood.  They have a great ccondominium association, and the group is well organized and knowledgeable.  The most important aspect to these units is the great location so very close to the beach.  They have a mix of year round owners, second home owners, and some owners who rent their units.  It is a great rental location.

Unit #2 is one of two located on the sides of the building ... so these two units do not have to enter the main section of the building at all.  Unit #2 has a larger deck which could accomodate about four people for its 1BR/1BA area.  On entering this unit, one certainly feels that it is much larger than expected.  Mostly that is accomplished by the living/dining/kitchen open area which makes up most of the entire unit.

There is also a large bedroom and a full bath with entry from either the bedroom or the main section of the unit.  Another critical factor that everyone will notice is the great condition of the unit ... very clean, well maintained, and quite attractive. 

In the past I have rented this units for about $1,000 per week sleeping four people.  It has gas heat and central air.  There is a one car parking area for unloading for the entire building ... but there is no off-street parking available for the Stenton Place Condominiums.  That is mainly a five-week problem in late July and early August.  Otherwise, park is not a problem.  However, there tends to be a bit more availability on this street because so many single family locations have off-street parking.

This property is listed at $267,500 and has a great deal to offer the new buyer interested in either moving to Ocean City or having it as a second home location or rental property.
