What Happens When a Sacramento Seller's Buyer Cancels the Escrow?

sacramento sellers who sell a home twiceI am working with a set of sellers in Sacramento at the moment who don't like their buyer very much. Part of the reason is they read all sorts of preconceived notions into the things the buyer asks for, which are basically normal things any buyer would ask for but apparently not if these sellers were buyers. These particular sellers would probably be overjoyed if the buyer needed to cancel the escrow. However, most sellers are not.

Sellers are often shocked and thrown for a loop when a buyer must cancel the escrow. It's not unusal in our Sacramento real estate market, for example, for a lender to order two appraisals, and the second appraisal could blow the deal. I think sellers seeing buyers through their eyes is so wrong. It should not be a psychological profile BUT a business deal. Look at the terms and the numbers. People make things much harder than they should, BUT that is why they call it a PEOPLE business. Every day dealing with a whole set of cast of characters.

I hear you, Gary. It is a whole new cast of characters every day. Everybody is different, and you can't always predict how a person will react to what can be a very normal set of circumstances.

That is excellent advice you shared about not buying a home that you need two incomes to qualify for.  And it does stink to have to start all over again when a buyer has an issue with getting the loan.  Your sellers are in good hands.
