The Bureau of Real Estate in California lists the Broker failing to supervise their agents as one of the biggest ongoing violations that they have to enforce. Why is that? Why does a Broker fail to supervise? The answer to that question is very revealing to not only the public at large but to the people in the business

THE SYSTEM

There is a system in place that is regulated and expected and when followed it works for all concerned. The public and the professional as well as the organization or Broker can only prosper from this system. Why then isn't it supported and adhered to? It should be the starting and the stopping point for all transactions

IT IS NOT A REQUEST

Do the agents in the business know to involve their Broker in everything they are doing? If their license hangs with that Brokerage, then it would be wise for that agent and the Broker to both be on the same page when it comes to practicing Real Estate, the code of ethics, using the MLS correctly and the interacting with other professionals

WON'T HOLD WHEN CHALLENGED

Many agents and Brokers will find out very quickly the wrong way about this failing to communicate and be supervised. Litigation brings this out effectively into the land of crystal clarity. I know of many stories where the agent and the Broker are finding out that even their E & O will not support them if they are not abiding by the established Real Estate rules of engagement.

YES or NO

Depositions in litigation will bring the final straw that breaks the almighty real Estate camels back when under oath it is revealed what was and what wasn't done. Remember, in court everyone is considered professionally and personally liable for their actions. For the sake of all concerned, revisiting and adhering to the TEAM concept is considered good Real Estate practices and mandatory too

Richie, It is a shame that Brokers do not train and support their agents. How often do you here or experience a problem with an agent and the Broker will not do anything about it or they are no where to be found. Hence the problems.

Richie, this is the very reason I do not take on agents.    This summer I could barely keep up with my business let alone be there for an agent.

So true. You cannot manage a brokerage from a distance. So many things to watch out for. I remember being a new agent at a huge J L Scott Franchise - our broker was worthless. He competed with us for listings and did little to nothing to oversee our efforts. It was ridiculous.  That's probably why I hang my license with a small little company. We work together as a team - and even though, we're all very experienced and seasoned, we still are learning.

Richie, it does make one wonder... but then again, agents are let loose with little training let alone supervision.

I think a big issue is so many Brokers offer huge splits to agents, so much so that they have to go on a volumne business to make money - but then they cannot really offer support.  Perhaps we out to have a limit on the number of agents working under a license, some sort of sliding scale where a broker can have more experienced agents or fewer new agents.

Herr Riemenschneider...Yes and I didn't want to expound on that in the post even though it is quite relevant. Good commenting. I believe that coaching, training, counseling, nurturing, support and assistance entitles the Broker to some money for their effort and the agent gets an education and makes a living too...

I'm lucky enough to have a broker who works like a partner. When I was at a larger company, my manager was too busy recruiting to discuss concerns (or sign off on files promptly).  My broker pretty much knows everything I'm doing, because I make sure my clients know that he covers for me if I'm going to be unavailable.
