This afternoon I took a look at Real Estate Sales in Moonridge, Big Bear City, and Sugarloaf and compared them to the what transpired in the same time period last year. I know that this year has been slow but I was shocked to see what the numbers told me.
That big red arrow is telling the truth. In Moonridge, Big Bear City, and Sugarloaf, the sales numbers are all off by at least fifty percent! In fact, Big Bear City Real Estate sales have dropped by about 65% for the same time frame last year. While the sales numbers have dropped, Value in Moonridge increased. From January 1, 2007 until March 12, 2007, the average price was $418,203.00. For the same time from in 2008, the average price went up to $447,088.00 We can't say the same for either Big Bear City oe Sugarloaf! Both of those communities saw a drop in value of almost 30%.
OK, now that we know that sales are off by 50% or more in Moonridge, Big Bear City, and Sugarloaf, What are we going to do about it? We can make all of the excuses in the world for the drop in numbers, but it won't change the facts. What I need to figure out is what I plan to do about them. Am I going to say, well OK, the market sucks and that's life? Am I willing to let my credit get tanked, lose my home, and everything that I've worked so hard to aquire because the market sucks? NO, I'm not. Are you? I'm not going to let this market ruin me. I'm going to have a great year despite the market. But for that to happen, then I'm going to have to make some changes in the way that I conduct my business. Will working 9-5 work? I know for a fact that won't work for me. As I work in a resort market, will taking the weekends off help me sell property? Nope, that isn't going to work out very well either. I need to be at work every day, keep a positive attitude, know my inventory better than I've ever known it, and stay healthy. There are many other things that I plan to do to make this the best year I have had but I won't go into all of them here.
