Preparing Your Home For Sale in Palm Beach County- Part 1

Season is almost here and inventory appears to be down. You may be thinking that now is the Preparing Your Home for Saletime to place your home on the market.  Several years ago I wrote a series of posts on How to Prepare Your Home for Sale.  The market was down, and the competition was high if you were selling your house.

 However even though things have improved, there are still some sound basics to follow when you’re getting ready to sell your house.

Before you place the “For Sale” sign in the front yard, you need to make it “show ready.”  And, that’s exactly what selling your house is….. putting on a show every time it’s viewed.

This is a series of 7 Tips for Preparing Your House for Sale!

Step 1: Replace the word “home” for house! Start to think of your house as a product that you are selling.  You’re going to have to take those wonderful images of family dinners and the children playing in the yard with you to your new home.

Think of when you go to the market for your weekly shopping.  When you look at the shelves, where do your eyes fall?

Your house is a productCompanies spend a lot of time, thought and money into making their product appeal to the general consumer.

And, that’s exactly what you want to do with your house/product…… prepare it so that it will appeal to as many consumers as there are in your market for your house.  

~Try not to let family members or friends sway you when they tell you how much they love your chartreuse wall.  

~ Don’t let the pencil marks on the door jam that show the growth of your wee ones prevent you from painting over it.

* Take a really good photo of it and frame it!  That’s your keepsake.

~ I know you spent days on the hand painted mural of the kids in the family room, but see above for what to do.

This is key to making that transition from owner to seller.

Don’t let the pencil marks on the door jam that show the growth of your wee ones prevent you from painting over it. - The most difficult phase is removing the memories in the home you spent your whole life with. Taking a photo of it is a great idea.

Bobbie- I think if we can get past this, it could be easier for agents to get their sellers to make any updates or repairs and even paint. 

Beth- that's exactly it.  It's so hard for the sellers to detach themselves from their home.

Scott- there are some agents I've met who've done the walk through but not all sellers will listen to them.  But you can't reach everybody!  

Sheila- I hope not to disappoint.

Joanna- it's so important for the seller and for their agent that they commit to doing what they need to do to sell their house. 

John- I agree.  I would use "home" when marketing to buyers because we want them to think of this as their home.  

BARFF- that's a good one!!!  (and a post for you!)

Kristin- thank you.  I thought it was time to update my old series. 

Jeffrey- I could not, no matter how hard I tried, get a seller to paint over her hand painted vines that were all over the kitchen and breakfast area.  She was too invested in them emotionally.

Rebecca- I would try that tactic when speaking with your sellers.

Patty- I've done this with a few sellers, and it frees them to bring out the paint brush.

Kathy I just wrote an article for a magazine that talked about the importance of presenting your house as a "product" rather than as your family's home.  Doing this really helps buyers see themselves living there instead!

HI Kathy, you hit the nail on the head. When you live in a home, you can do whatever you like.

When you list a home, it is now  a product for sale.. And you have competition!!!

More than once I have said to a seller “You have to think of your house as inventory in your favorite store. It is for sale. It must be priced right and marketed well. Part of marketing is physically preparing the inventory (your house) for sale.”

Replacing 'home' to 'house' is actually terrific advice. Love it!

Next step would be: clean, clear the clatter, prep landscaping( if you have), add nice touches( following the same rule 'less is more'). Good agent will do the rest.
