"Checking out Single Family Sale Listings" - Northend/Gardens in Ocean City, NewJersey
Just back from my "open house" at 913 First Street, a 3BR/2.5BA single family, the third house from the beach with great views from inside and outside of the house. I was handing out "Listing Information" for the 62 single family sale properties in the Northend (22) and Gardens (40) area of Ocean City, New Jersey. The "average listing price is $1,106,187, and the "median listing price" is $774,450.
Let's breakdown the numbers for you ... the lowest listing price is $200,000 ... the highest listing price is $3,500,000. We find the following additional price information:
Under $500,000 ... 7 single family properties
Under $600,000 ... 11 additional properties
Under $700,000 ... 12 additional properties
Under $800,000 ... 7 additional properties
Under $1 million ... 9 additional properties
Over $1 million ... 7 additional properties
Over $1.5 million ... 6 additional properties
Over $2 million ... 6 additional properties
Over $3 million ... 3 additional properties
The Northend/Gardens is quite wide from bay to ocean ... so locations back at Wesley Avenue or Road can be about a 7-minute walk to the beach, Central and Asbury an 8-9 minute walk, etc. Therefore, those properties in the "800" and "900" area are much more oriented as summer rental income properties.
In the Gardens area, it can even be much more complicated with similar distance factors as well as a long walk to just get to the northern end of the Boardwalk at St James Place.
Clearly, one must be quite careful in terms of working with an agent who knows this particular section of Ocean City, New Jersey.
