I have mixed feelings about it because most people want to buy a house, not somebody else's home. However, I have had a client do his own virtual tour and send me the link. He did a great job, so I used it.

Hi Elizabeth, I have had a split of people saying that they would never have a home owner do a voice over. Overwhelmingly the opinion has been that,  yes they would for a character home like this one.

It may not be for every type of home but for someone looking to live in a village atmosphere within a big city it seems that most people like this concept.

Michelle, I actually have had clients who work for NPR or who used to work for CBS news and were on air people.  And yeah, I'd ask them to do voice-overs on any of my videos!

Hi Michelle ~ this technique is done in our area quite a bit, and if the sellers are prepped it can be a great marketing tool.  I think it really depends on their energy and how well they can articulate the benefits of the home ... and the skill of the videographer is also really important!

Beautiful! Not all sellers could do it, of course, but this couple came across relaxed and natural. I agree that filming the shops and the park was a great idea.

Hi Patricia. It definitely only works with people that are comfortable in front of cameras. The younger they are the better as they are accustomed to being videoed all the time now. 

Hi Maureen. I agrre that whoever is speaking needs to be succinct for this idea to work. 

Hi Marte. I would imagine that for the most part this was off the cuff with the main details discussed in advance.

Hi Michelle, this video is interesting and it came out well. Personally, I would not have the client do the voice over. We have to be so careful about what words can and can't be used, that the best practice would be for the agent to take care of it.

Hi Sandy, so true in regards to how a property is described. I would think a well rehearsed script would need to be supplied to most home owners to use with suggested phrases to use.
