Home for Sale in Spring Hill, Florida - Not an Invitation to Trespass
With homes for sale in Spring Hill being advertised online prospective buyers may often ride around and check out properties they are interested in and the neighborhoods before contacting their Realtor to make a showing appointment. That is perfectly fine.
What is not ok is what the sellers of one of my homes for sale in Spring Hill experienced today. While they were enjoying the first day of Fall sitting around the pool, they noticed a person walking around their home taking photos with his iPad.
When they asked him what he was doing there, he replied he saw the home online and proceeded to offer to buy their home for ****insert low price offer****. The sellers told him to contact me and to go away and come back with a Realtor but this person didn't quite get the message. Instead, he now increased his "offer" and even asked whether he could see the home from inside while stating at the same time "he didn't like to work through Realtors".
There are really only a few reasons why a would-be buyer would not want to work with a Realtor:
- they are not preapproved for a loan
- they cannot qualify for a loan
- they don't have the cash funds to buy
- they think they can get "a better deal" by bypassing the listing agent and that is aside from the fact that buyers can work with their own agent if they so choose
- they have other intentions and Realtors are known to ask for identification before showing homes

Certainly, this is not the first time that a prospect has approached a seller of a Spring Hill home for sale directly in an effort to circumvent the listing agent. However, this case also involves trespassing on private property.
Prospective buyers should know once a property is listed and advertised either online or elsewhere by a real estate broker that sellers are obligated to refer any interested parties to their listing agent. Just because a home is advertised for sale it is NOT an invitation to go onto the property or approach the owners. As a matter of fact, it is just the opposite. By listing their home for sale, sellers are making it clear that their choice is to market and sell their home with the help of a licensed Realtor.
My sellers did the right thing to inform this person to contact either me or another agent of his choice. Under no circumstance should sellers let people into their homes who claim they are interested buyers.
Should sellers encounter individuals as insistent and bold as in this particular case or if sellers feel pressured or threatened in any way, my advice to them would be to call the Police or Sheriff Department.
