Major home improvement projects, such as building an addition, can oftentimes seem like overwhelming tasks. You have a vision in your mind and you know what type of addition would be most beneficial, but getting to the end result can be a difficult process. At Kathy Jackson Realty, we've helped many clients purchase a home in Western Kentucky. Some clients are simply relocating or downsizing while others hope to expand their home to fit their evolving needs. Here are some professional tips for building an addition onto your Western Kentucky home:
1. Start With a Wish List. This will help put the project into perspective. Detail your wants and the goals you hope to accomplish by having the addition built. When do you need the project completed? What purpose will the addition serve? How large or small would you like it to be? By answering all of these questions, this will help communicate to the builder or general contractor what you envision before the work gets started.
2. Talk to the City and County. Some areas have strict rules and regulations for building additions. Be sure to discuss plans with the local city and county building departments to ensure that your plans will not cause any issues. If you live in a community with a homeowner's association, it is also essential that you discuss your plans with the board as well to ensure that your addition won't be breaking any height restrictions, design regulations or property line rules.
3. Keep Your Eye on the Details. As the project progresses, you'll want to be sure that materials such as roofing, siding and windows on the addition match your existing Western Kentucky home. Consider all structural elements on your home, as well as outside landscaping, to ensure that the end result of the addition is that it appears to have always been a part of the house.
4. Proportion is Everything. It goes without saying that an addition should be built on scale with the rest of your Western Kentucky home. You don't want a guest suite to be the same size as your entire house and you also want to avoid a new four seasons room looking like little more than a screened-in closet. By keeping things proportional, the addition will seamlessly blend with the rest of your home while adding resale value and character.
As you can see, building an addition onto your Western Kentucky home can be a large undertaking that requires extensive focus - But with a little attention to detail and a lot of planning, the end result is sure to be worth it.
