I recently did an estate sale in a house that was a disaster!  It had good bones, being built in the 50's, and a great location.  However, the house had a hole in the roof, many leaks, faulty wiring and no heat for the last 4 years.  In addition, it was filthy, covered in trash a foot deep on the floors.  By the time we were through sorting out the trash and cleaning up enough to do the sale, we were able to generate $30,000 in sales for the elderly owners care.

The conservator who hired us despaired over selling the house as is and was dreading trying to oversee repairs.  Of the hundreds who came through the sale were 6 people who wanted to be contacted re the sale of the house and a realtor who brought his clients through twice while we were having the sale. I referred the conservator to a real estate agent I have worked with before.  As a result they are well on the way to selling the house just as it is.
