The Active Adult 55+ Real Estate Market Report for July 2013 includes all active adult 55+ communities in Boca Raton, Delray Beach, Boynton Beach & Lake Worth. The report is broken down into detached and attached homes in these senior housing communities or baby boomer communities.
All information was obtained from the Multiple Listing Service and sold by various MLS participants. It is deemed accurate but not guaranteed or warranted. This report does not include any private sales.
In July 2013 there were a total of 445 homes sold, 228 mores than last month. Here is the breakdown - 130 Detached; 315 Attached.

As of July 31, 2013 were 1188 Active Listings for sale in Active Adult Communities in Boca Raton, Delray Beach, Boynton Beach and Lake Worth, FL. There were 261 Contingent Sales, meaning they were under contract but not all conditions of the contracts had been met yet. And there were 191 Pending Sales waiting to close.
In my opinion, we are in a seller's market. There is slightly more inventory in active adult communities this month. Closed sales in July show a substantial increase across the board this month over last in the 55+ communities. Many of these properties have multiple offer situations due to lack of inventory, which are driving prices up.
